
NEW HOME QUALITY ADVANTAGE
Part of the costs of owning a home are the future maintenance
of depreciable items and energy costs. All of our new homes are designed
to minimize
these costs so that when you add up the total cost of owning your
new home over several years, the apparent savings of a used home
are not
really there.
Energy Costs:
All our new homes are built to the latest building code standards,
which minimize air infiltration, have better ventilation requirements
for indoor air quality and, overall, cost you less to maintain than
older homes built to older code standards.
Furnaces & Hot Water Tanks:
All our furnaces are high-efficiency (rated at 92 per cent) plastic
pipe vented natural gas units. Hot Water Tanks are plastic pipe vented
natural gas rental units. Natural gas is the fuel of choice in today’s
homes providing clean burning cost-effective energy consumption superior
to other forms of energy use.
Vinyl Windows:
High quality vinyl windows with superior thermal pane design require
no painting inside and out. The superior quality extrusion process
of our windows gives a look and feel of quality. Features such as
casement windows on our front elevations with built-in muntin bars
add detail
and a look of quality to your new home.
Private Sewage Systems:
Your new home comes with a private sewage system designed to the latest
standards giving you a superior performance that takes the worry
out of buying a used home and its older used sewage system. We can
also
design your new system to allow for future growth of your living
space at the time of construction. Your alternative is to spend thousands
to upgrade or replace an existing sewage system.
Engineered Floor Joists:
The old standard of solid wood joists was subject to more shrinkage,
warping and squeaking. These new engineered floor systems are glued
and nailed and provide superior strength to the old way of doing
things.
20 Year Shingles As Standard:
Many choices of colour and style with a manufacturers 20-year performance
guarantee. Ice and water shield technology with coloured metal valleys
provide superior eave protection from snow and ice backup from winter
conditions. A used home with the need to replace the roof in a few
years has built in cost of thousands of dollars.
2X6 Insulated Exterior Walls on Main House:
Over a 50 percent increase in the insulation standard of older homes
will go a long way to reduce your home’s built in heating and
cooling.
Steel Beam Construction:
Steel beams are superior to wood support beams. They do not shrink,
give you longer, clear spans in your basement to minimize posts giving
you greater freedom if you decide to finish your basement.
Structural Oriented Strand Board (OSB) on Your Exterior Walls:
A more expensive and superior to existing building code standard way
of sheathing the outside walls of your home during the construction
process. Many builders use exterior grade drywall of fiber-based
sheathing products for cost efficiency. In our experience, they are
inferior
to the solid wood product we use. Our OSB board provides superior
structural strength, reduces exterior stud warpage and provides a smoother
substrate
for application of exterior finishing materials.
Water Piping:
We use the newest generation of poly water piping. It eliminates water
hammer, has better heat retention qualities and provides a quieter,
smoother flow of water throughout your home. It is superior to the
old copper piping systems.
Steel Embossed Garage Doors:
Steel doors have improved greatly in design and performance over the
years. They tend to be more expensive, but provide less maintenance
and weigh less than the older wood doors and are available factory
painted.
Interior Layout:
Flexibility in our use of engineered roof trusses allows for greater
flexibility in the interior design/layout of your new home. Optional
cathedral style trusses in your main living area enhance the space
and openness of your room. It is relatively easy to make room size
dimension changes at minimal or often no charge to the consumer to
tune that layout up to suit the customers needs.
Kitchens:
Our kitchens have the latest in cabinetry and colour selections. We
use European style adjustable hinges and we have the ability to enlarge
or change your kitchen layout.
Floor Coverings:
Ceramic tile is standard in all of our foyers, bathrooms, main floor
laundry rooms, and kitchens. All other areas have our standard carpet.
Carpet upgrades and hardwood is available upon request. Newest style
and colours give the purchaser the best choice. Your new floor coverings
have not been “lived on”. They do not have the built in
dust and fibers of other people and pets and have not been depreciated
by the wear and tear of previous owners.
Foundations:
All our foundations have been built on footings personally supervised
and installed by ourselves. We feel this is important as this is what
your whole house sits on and we like to start them correctly. Drainage,
safety layers around foundation perimeters, ensure a leak-proof basement – a
definite asset should you wish to finish your basement in the future
or sell your home to a future buyer.
Interior Trim:
Large wood casings around windows and a choice of many different styles
of doors with their detailed embossing give a look and feel of quality
in your new home.
Exterior Finish Materials:
Use of low maintenance brick and vinyl siding give you years of minimal
or no maintenance. This greatly reduces built in costs of buying
a home without these features. Greater choice of colouration and finish
detail gives your new home a coordinated look.
Building Code Standards:
These items change regularly. For example, CO detectors are now standard
in all of our homes. Great improvements and changes, even compared
to homes built in the last few years, make your new home more up
to date and superior to homes built previously.
Warranty Coverage:
A one-year defects, two-year powertrain (electrical, plumbing and heating)
and seven-year structural warranty with every new home purchase. Peace
of mind backed up by The TARION WARRANTY CORPORATION'S new home warranty
program. Warrantable items are guaranteed by the warranty program. That’s
peace of mind not available in a used home purchase.
Our Trades & Subcontractors:
We never hire suppliers and contractors on the lowest price basis.
This is false economy. We hire them on the best price and quality of
service. Many of our suppliers and contractors have dealt with us for
many years. It is a working relation that helps us produce a superior
product to the BENEFIT of the CONSUMER and our REPUTATION. We have
always taken a hands-on approach to your home from the beginning of
the sale, the construction process and the service aspect of your new
home. We have over 30 years of continuous experience in the home building
business. Our survivability in this often volatile and tremendously
competitive business is related to our ability to always offer the
quality, price and service demanded by our customers. We are members
of The Ontario New Home Warranty Program. The Canadian Home Builders’ Association
and The Greater Barrie Home Builders’ Association and subscribe
to all the ethics and standards of these organizations.
Our Building Lots:
All our lots on this project range in size from approximately a half
acre to just under an acre. They are treed in mature hardwood with
frontages generally over 100’ in length. There is a good selection
right now as are final phase is just going on sale and will be sold
on a first come, first served basis. All lots are serviced with municipal
water, hydro, bell, streetlights and natural gas. Sales
